Selling your home is as big of a financial decision as buying one, particularly if you are planning to acquire and move into another property. It’s my job to work with you to navigate the process and maximize the value of your property. Just some of what I can do for you includes:

Discussing the selling process

I’ll initially discuss with you what exactly is involved with selling your home. To help me better understand your objectives and to ensure we’re on the same page, some of the topics we’ll discuss include:

  • What your reasons are for wanting to sell your home.
  • What your time frame is.
  • What the steps are leading up to the sale.
  • What a standard sale contract will contain.
  • What my role will be and how you can help me.

Assessing the value of your property

My job is to honestly assess the value of your property while helping you to obtain the best price possible. An important tool in this process is the Comparative Market Analysis (CMA). I’ll look at past and present sales of similar properties as well as those currently on the market and compile these figures into a document. This will give you an objective view of the value of your property.

Putting together a marketing plan to attract buyers

This involves:

  • Helping you prep your property for sale so it looks its very best.
  • Arranging for professional photos to be taken.
  • Advertising your property on the Multiple Listing Service (MLS) and deciding which local, national, or international media would also be suitable.

Organizing and hosting an open house

Smith and Associates organizes open house days and a substantial amount of advertising is done to encourage potential buyers to visit your property. I’ll be there welcoming these visitors and drawing their attention to all features of your home.

Showing your property to potential buyers

In addition to being at the open houses, I’ll also be available at all times to show your home.

Helping you prepare the documentation

Preparing the necessary documents involves determining the legal disclosures that you should make regarding your property and making sure that all the appropriate documentation is available.

Assisting you with negotiating the terms of sale and setting up the contract

One of my responsibilities is to assist you with evaluating the offers for your property. This involves negotiating the terms that you and the buyer have as well as evaluating the way the buyer will be financing the purchase. There might also be multiple offers to consider. Once you have accepted an offer, I will assist you with finalizing the contract to be signed by both parties.

Managing your sale to ensure the contract is executed in the time frame required

Typically, the contract will cover the method and time frame in which the:

  • Deposit (earnest money) is made
  • Financing is secured
  • Inspections are done
  • Title search is completed
  • Title insurance is contracted
  • Property appraisal is done by the lender
  • Homeowners insurance is contracted
  • Closing takes place

The buyer may try to renegotiate some of the terms of the contract, most notably if there are issues that are raised by the inspections. It’s my job to help you deal with these situations and to find appropriate compromises with the buyer.

I’ll set up a timetable to ensure that all the terms of the contract are met as expected. I’ll also maintain contact with everyone involved and troubleshoot if problems arise. Although every transaction is different and problems may happen, I’ll do everything within my power to make the transaction as easy and stress-free as possible.

Providing a list of reputable professionals

During the process of selling your home, you’ll need to employ a number of professionals ranging from home inspectors to air conditioning specialists. If you don’t already have your own in mind, I can provide you with a list of professionals from which you can choose.

After the sale of your property, I’ll remain in contact with you should you need any assistance or guidance.
